Frequently Asked Questions

What makes the Exaco Janssens Junior Victorian greenhouse a superior choice for gardeners and outdoor living spaces?

The Exaco Janssens Junior Victorian greenhouse blends classic Victorian architecture with high-performance greenhouse engineering, making it an exceptional choice for gardeners who want both beauty and functionality in their outdoor space. Designed and manufactured in Belgium by Janssens — a company known for premium glass greenhouses — the Junior Victorian delivers timeless style in a compact footprint that suits smaller gardens and yards.

This greenhouse is built with 4 mm tempered safety glass and a thick aluminum frame that ensures strength, weather resistance, and crystal-clear light transmission — ideal for healthy plant growth. The 38° roof pitch helps snow shed naturally and the full-height glass sidewalls maximize headroom and usable space inside.

Ventilation and climate control are thoughtfully integrated with automatic roof vents and adjustable windows, which help regulate temperature and airflow throughout the day. Slide-opening doors provide easy access, and heavy-duty seals around the glass improve insulation compared to many competitors.

The Junior Victorian also comes standard with gutters and downspouts for rainwater management, which you can use for irrigation or sustainable water-use practices. Its elegant finish and classic Victorian silhouette enhance any landscape — making it not just a greenhouse, but a beautiful and functional garden retreat.

Do I need a professional assembler for my Junior Victorian greenhouse? If so, how do I find one?

The glass Junior Victorian greenhouses are designed to be assembled by handy homeowners – although, of course, not everyone wants to. There are also a few things that do add to the skill level required such as a hinged door, building on a knee wall or building a T shaped model – but we have still had handy folks build these themselves. Exaco does have a referral list of independent assemblers, please give us a call or email us and let us know where you are located and your greenhouse and we can give you a few names. Many of the assemblers on our list are local handyman businesses and landscapers – so these are also good local people to reach out to for assemblies. Exaco does provide all US customer support, and we are here to help with any assembly questions that you or your assembler may have. Just give us a call!

What if I need assembly help?

Exaco is here to help! Our friendly customer support staff is REAL PEOPLE who have assembled these greenhouses and are very familiar with the parts and pieces. Please give us a call or email us. We are also able to video calls via Facetime or Google Meet as needed. We want to help you to get through any assembly questions so you can get to the fun part – enjoying your new greenhouse!

Where are Janssens’ greenhouse made?

Janssens has been manufacturing quality greenhouses for over 75 years in Lier, Belgium.

Can someone help me decide which greenhouse is best for me?

Our retailers are great resources to reach out to discuss greenhouses – and our Exaco customer service team is always ready to help your dream greenhouse come to life – we are just a call away. Over the years we have personally supported many customers choose their greenhouse and options – and that expericence goes a long way. You can also find additional resources and inspiration on our blog too.

Do I need a permit?

You might need a permit. Not everyone does and even sometimes those who do need a permit do not apply for one. Each municipality sets their guidelines for what types/size of buildings need a permit in their area – sometimes this is based on square footage or whether they consider it a “permanant structure” – but this is all decided by your local permit office. If you are applying for a permit, you should always go through this process BEFORE you order your greenhouse – depending on local wind/snow load requirements you may need additional reinforcements or supports to reach your local requirements. You may also find other restrictions for placement that may mean you have to limit the size or location. If you are going to get a permit, it is always best to know the restrictions ahead of time.

Do you provide structural certifications for the Janssens greenhouses?

We have general structural certifications for most of our regularly stocked models to give you a realistic idea of the loads of each greenhouse. However, if you are applying for a permit you may need a letter stamped by an engineer certified by your state, or you may need a site specific certification. We do not provide these state or site specific documents, but they are avaialble for a fee. Conversely, we may be able to point you toward an engineer that can assist you with the documentation you need. Keep in mind, each location/state has different load requirements. If you are in a location that has higher load regulations, you may need to purchase additional reinforcements.

Testimonials

  • "So very happy with my greenhouse. I have been wanting a greenhouse for a very long time and finally bought this in 2020. The quality of an Exaco Greenhouse is exceptional and their service is beyond reproach. While this is through Home Depot, Exaco (in Texas) is the company you will deal with for delivery to your home and any other questions or issues you may have. Installation took us about 2 days (2-3 people working on it). It looks wonderful in the garden and helps you extend your grow season."

  • "Wonderful and durable. We use the Greenhouse as an art studio and place to dine. I poured a concrete folly piped in electricity and plumbing and we love it. I can see it would be a great greenhouse, but we love the use for personal space and quiet evenings. We are in Los Angeles, California so weather is not an issue. A colder climate may not work for our usage. Very easy to assemble and durable. No problems with it over the last 4 years."

    - James G.
  • "Excellent! This was a replacement for a far inferior product. It's stronger, far easier to assemble and erect, and performs so much better!"

  • "I built my greenhouse about 4 years ago and I love it. I live in Northern California and I look forward to getting a head start on my veggie garden. I installed paver's as the flooring and a water faucet inside for easy watering. The ventilation windows on the roof work great as does the louvered side window. I have no complaints.

  • "We use our “greenhouse” as a sunroom. We have two patio heaters in it for colder nights. It is one of those purchases that we would make one hundred times over! We looked at adding a sunroom over an existing patio before we discovered our sunroom. We cannot be happier AND saved 50K….."

  • "I bought several months ago. I was extremely happy with the delivery (note: will only deliver to your driveway)... everything intact, no missing parts. EVERTHING FITS TOGETHER PERFECTLY! The assembly instructions are picture based and mostly understandable, some take a little longer to decipher than others. Some engineering or construction experience is helpful -- I wouldn't recommend for a total novice. The on-line videos can also be helpful. You will need to have a level foundation for the frame, but note that your corners will need to be anchored into the foundation. The glass panels are a bit awkward to handle... you'll need 2 persons to install the roof panels. I am using my 12' x 19' green house as a spa room with plants, water fountain, bistro table, music, and hot tub and lovin' it."

  • " Excellent greenhouse. Professional quality. I purchased the vi23 two years ago and could not be more pleased. I have a very small yard would buy the biggest possible otherwise. I am a retired Horticulturist and have owned the double wall polycarbonate and aluminum in past. This product adds beauty and function with lasting quality to your home landscape. The staff were unbelievably helpful and prompt in service. The packaging of the greenhouse was top notch with no problems and the set up was quite basic as well, with the help of my carpenter.

Before the greenhouse arrived I received a phone call From Andrew Cook to make sure I had all the information I needed and he gave me tips and explanations to help assembly. I have a greenhouse that will last for many years. I live in Memphis Tennessee our zone is a 7b. I have added two small "dairy" type electric heaters , Lights and fan. I added the accessories kit when I purchased. The shade cloth is invaluable here in the mid-south."

    - Tina
  • "I have owned this for almost 5 years and love it. I live at 8,200 feet so growing is always a challenge. With this greenhouse I can grow anything including hot peppers. The self opening windows work perfectly and really help regulate temperature. It is well built and I have had zero problem. Punch line is that I love it!"

    - Craig
  • "My friend has an Exaco greenhouse and it always looked great in his garden. I have always wanted to get a greenhouse for my wife since she loves gardening, so I decided to order this one. From the moment it arrived, I knew it was worth it. Assembly took a little time but everything fit perfectly and the instructions were clear. My wife absolutely loves it and spends hours tending to her plants. I have never regretted this purchase and it has definitely added something special to our backyard."
